Unlike pitched roofs that shed water through gravity, flat roofs must create a completely sealed membrane that prevents water penetration across the entire surface. At Chicago Roofing Team, we install and service the three primary commercial-grade flat roofing systems: TPO (Thermoplastic Polyolefin), EPDM (Ethylene Propylene Diene Monomer), and modified bitumen.

Chicago's climate creates specific demands on flat roof systems. Summer temperatures regularly exceed 95°F with sustained UV exposure that degrades inferior membranes. Our afternoon thunderstorms dump massive volumes of water in short periods, testing drainage design and membrane integrity. Winter freeze-thaw cycles stress seams and flashings. The system we recommend depends on the building type, budget, expected service life, and aesthetic requirements.

TPO roofing has become the dominant commercial flat roofing material for good reason. Its heat-welded seams create a monolithic waterproof membrane stronger than the membrane itself. TPO reflects solar radiation effectively, reducing cooling costs. We install 60-mil and 80-mil TPO membranes with fully adhered or mechanically attached systems depending on the substrate and wind zone requirements. EPDM (rubber roofing) offers proven 30+ year performance and excellent flexibility in cold temperatures. Modified bitumen provides exceptional puncture resistance and is ideal for roofs with foot traffic.

Substrate Prep

Remove existing membrane, inspect and repair decking, install tapered insulation for proper drainage slope. Every low point is eliminated.

Membrane Install

TPO: heat-welded seams at 1,100°F for monolithic bond. EPDM: adhesive-applied with 6" seam overlap. Mod-bit: torch-applied or self-adhered.

Flashing Details

All penetrations, curbs, walls, and edges receive custom-fabricated flashing. These details are where 90% of flat roof leaks originate.

Flood Test

We flood-test completed installations to verify zero leaks before final sign-off. Any issues are corrected immediately.

Common Questions

TPO and EPDM flat roofs typically last 25-30 years with proper installation and maintenance. Modified bitumen systems last 20-25 years. Regular maintenance inspections every 1-2 years are critical for maximizing flat roof lifespan — catching small issues before they become major problems.
Both perform well in Chicago. TPO is our most-recommended option for new installations due to its heat-welded seams (stronger than adhesive), excellent UV resistance, and energy-efficient reflectivity. EPDM is a proven option with slightly lower cost and excellent cold-weather flexibility. We assess your specific building and recommend the best fit.
In some cases, yes. If the existing membrane is structurally sound with no moisture infiltration into the insulation, a silicone or acrylic roof coating can extend its life by 10-15 years at a fraction of replacement cost. We inspect thoroughly before recommending coating vs. replacement.
Only if improperly designed or installed. Every flat roof we install includes tapered insulation that creates positive drainage slope to internal drains, scuppers, or gutters. We verify drainage performance with a flood test before closing the job.
